Available now is 1200sf of Commercial / Industrial space with a H-3 fire rating and passes state inspections as semi-food grade. Approximate dimensions are 20ft wide by 60ft deep, the front room is 10ft deep by 20ft wide, production area is 35ft deep by 20ft wide (the locker room, bathroom and utility room are in this space) and the back room is 15ft deep by 20ft wide.

All of the doors have seals, there is a locker room so that the bathroom does not open into the production area, explosion rated lights, two 26lb fire extinguishers, and a french door from the back room into the production area. The unit is Handicap accessible, there is a 40 gallon water heater, concrete floors are sealed, LVT flooring in the locker room and bathroom. This space was built out 2 years ago, I would say pretty lightly used, no issues, very well maintained.

There is an air exchanger in the production area, hand wash sink, mop sink and the triple sink is approximately 10ft long by 30in wide and deep enough to put a bucket into each of the 3 compartments. The walls in the production area are whitewalled and the ceiling is white tin. There is also a small floor drain in the back room.

There are two parking spots behind the unit and some communal parking spots out in front of the unit, not reserved for anyone. Maximum occupancy for this unit is 15 people, so it is designed to be used as a semi-food grade production facility not a restaurant or bar.

Lease terms start at a minimum of 1 year, we ask for one month of rent, security deposit (equal to one month of rent) and proof of insurance at time of lease signing. I am offering a promotion right now where the rent will be $900 a month for the first 6 months, then it goes to the normal rate of $1,000 a month.
